Property Management

 

Property management can be a daunting task.  Owning a property, maintaining it, and taking care of tenants is a never ending task.  In a perfect world, your tenants would "fix any and all problems" themselves and always pay their rent on time. 

Unfortunately, it's not a perfect world.

When it comes to managing properties, you have a couple options.  First of all, you can manage the property yourself.  This is a good option for anyone getting started.  That way, you can learn the ropes of property management.  After all, the best way to learn anything is by doing.

Also, it's fairly easy to do if you only have one or two rental properties and you are good at maintenance. 

 

However, it might not be the best use of your time.  If your primary goal is to purchase numerous investment properties, you might consider spending your time focusing on tasks that generate additional revenue. 

In other words, your time is best used finding and purchasing new properties, not just maintaining the ones you already have.  If at all possible, you should hire other people to do activities that don't help you reach your goals.

In this example, you might want to consider using a property management company.  It will free up your time so you can find additional properties. 

Most property management companies will collect the rent, respond to tenant issues, and maintain the property.  This service does come at a premium, but is a viable option for anyone looking to build a large portfolio of investment properties.
